A dealership is a strange building electrically. Half of it is showroom, which means the lighting has to make paint look right. The other half is service bays, compressors, lifts and equipment that behaves more like a light industrial plant than a retail store.

Massey Cadillac in Orlando started as a tilt wall shell, and the photos track it from bare concrete panels through metal stud framing, insulation, ceiling grid and finished walls. Our scope ran from the underground outside to the boxes above the grid inside. There were long stretches where the interesting work was invisible: conduit racked on trapeze hangers, feeders staged on reels, a bank of stubs waiting on a panel that had not shipped yet. That is normal on a commercial electrical build of this size. For an electrician in Orlando, dealership work is some of the most varied on the board.

What does a dealership build out ask of an electrical contractor?

Two buildings worth of electrical under one roof, coordinated around a ceiling that is going to close over most of it.

The showroom side is about light quality and clean lines. The photos show metal stud framing going up against insulated exterior walls, moisture resistant board on the wet walls, and a suspended grid being hung with ductwork, sprinkler drops and conduit already racked above it. Every box, every whip and every junction has to be set, supported and left accessible before that grid takes tiles. Once it closes, access costs money.

The service side is heavier. Equipment loads, dedicated circuits, and a distribution scheme that can actually carry them. One photo shows a bank of conduits bending down a wall into a large enclosure with rows of stubs landed in the top, which is the visual shorthand for a panel feeding a lot of very specific things. Getting that right is panel and distribution work at commercial scale, closer to our industrial electrical projects than to anything residential.

How does site power go in without tearing up finished paving?

Carefully, and with more concrete work than most people expect. By the time the site lighting and exterior feeds go in, some of the paving is already down.

The gallery shows both approaches side by side. Where the ground was still open, a CAT mini excavator opened a trench along the building and a second run cut out across the grass toward the property line, with gray PVC laid in and taped to a stub for reference. Where the paving was finished, the crew cut and broke concrete by hand, core drilled a round base and worked a rotary hammer down into the trench between an existing curb and the new pour. A plate compactor then put the backfill back in lifts so the patch does not sink in a year.

Trenching next to a live site also means locating first and assuming nothing. There is a reason the caution tape in those photos is strung before the bucket moves. Site lighting is the visible result, and it is the same crew that handles commercial lighting installation inside the building.

What has to happen before the ceiling closes?

Everything that will be impossible to reach afterward. The grid is a deadline, not a finish.

That means boxes set and supported, whips run and connected, conduit hung on trapeze rather than tied to a duct, and every junction left accessible per code instead of buried above a tile nobody will ever lift again. One photo shows a tech on a MEC Micro19 lift working conduit high above the showroom floor. Another shows him on a ladder at the grid line with the ductwork already in. Those two photos are weeks apart in real life and they answer to the same deadline.

The wire reels tell the other half of the story. Spools of conductor set on jack stands with pull lines already run into the building is the sign that the raceway is complete and inspected, because nobody pulls wire into conduit that might still change. This sequencing is standard on jobs across Orange County and it is the single biggest driver of whether a build hits its opening date.
